Go out and Vote and make new friends!

I just finished voting. I waited 45 minutes which wasn`t too bad. As I waited on line I have to admit i didn`t expect to make any new friends, yet I did.

I guess everyone wants to feel they`re making a difference. As I waited on line a women with her 5 year old daughter turned to me and another person and introduced herself. She started asking us both questions as to who we`re voting for. Soon, 4 others joined into our conversation and we began discussing proposition 2 and other issues that effect Florida.

It really was amazing to see how many people are "In Tune" to current issues that affect all of us!

This is one election that we`ll all be sharing with our children and their children!

I`m proud to be an American.

Miami Beach Florida Homes For Rent. Week of Oct.13th 2008.

In a Short Sale the Lender makes the final decision on the Sale`s price, not the Seller!

We placed an offer this week on an unapproved Short Sale in Pembroke Pines. It was a "Low Ball" offer, but as we explained to the buyer the lender hasn`t yet determined the actual Sale`s price, we just wanted a counter.

The Seller`s agent contacts me and begins to explain the Seller isn`t happy with our offer and wants to counter!

Needless to say the seller has been in arrears with this property for 7 months, at this point the seller isn`t the person who should counter, nor should the agent have told the seller they can. In a Short Sale the lender makes the determination, the seller no longer has a right to negotiate the offer.

We explained to the other agent , by allowing the seller to get emotionally involved with this offer would be deadly, in fact the next step if the seller refused was Foreclosure!

It`s hard to imagine  a seller believes they can negotiate a sale of a home they technically have no ownership in, they`ve given up that right the moment they stopped paying the mortgage.

The problem with doing a short sale in today`s market is ridiculous. So many agents believe that once they get certified as a "Short Sale Specialist", they actually know how a Short Sale works!

In the case of this seller, they refused our offer. The property has been on the market for 12 months. 

As i explained to the other Realtor " You`re not helping your client" in fact they probably just killed any chance of this person starving off a Foreclosure!

As the US bleeds in turmoil, it seems  many of our foreign neighbors see this as an opportunity to invest in the USA!Globally, this nation is still viewed as a place to "BUY REAL ESTATE!", go figure!

We`re seeing an increase in "Overseas" buyer`s looking to purchase Condo`s,Homes and Town Homes in South Florida.

Majority of these people are looking for second homes rather than actual investors.They want a piece of the American Dream, and love the Florida Sunshine as well as our muliti cultural flavor! 

What seems to be moving the market and why? I guess the Dollar vs the Euro is one reason. Maybe it`s the fact that regardless of what the media or how the stock market reacts many of these people still believe our country is a safe heaven for people from all over the world!

Often we as Americans can`t see the forest through the tree`s. We hear how the world is coming to an end, yet no matter what people from abroad know differently!

Based on the media reports the Real Estate market is dead, yet, others will agree there still people relocating to our state.

It`s business as usual!
